UTAH ESTATE INSIGHTS LLC · OCTOBER 21, 2026 · ROLE DISCLOSURE V2

Clear roles. An informed booking.

Utah Estate Insights LLC operates the booking and report workspace. We coordinate customer requests, estimates, appointments, payments and administrative document release. The named inspection provider performs the inspection and is responsible for its professional findings and report.

Technology connects the information. Your inspector provides the insight.

Utah Estate Insights LLC provides software and administrative tools to collect, organize and transfer inspection information, coordinate requests and administer payment. Property-specific observations, assessments, recommendations and final inspection reports are provided only by the assigned, appropriately licensed inspector acting within the agreed scope. Templates, code references and automated suggestions are tools for the inspector to review; they are not independent professional advice from the platform.

We do not provide real estate brokerage, appraisal, engineering or government code-enforcement services through the platform. We do not negotiate your purchase or manage your real estate contract deadlines. We remain responsible for our own platform and administrative conduct; this allocation does not waive any nonwaivable right or duty.

Know your provider

Before final balance payment, the office must identify the proposed provider and send the written inspection agreement for your acceptance. That agreement identifies the contracting parties, responsible inspector and license, agreed scope and exclusions, service fee, any platform fee, cancellation/refund terms and report delivery arrangements. Request clarification if any of these are missing. A provider substitution requires updated information and your agreement before work proceeds. The client may review the prepared agreement and sign on this site using a verification code sent to the recorded client email, separate electronic-record acknowledgments and a typed legal name. The exact agreement PDF and signature receipt are retained. The owner may instead retain a genuinely signed external agreement. Matching agreement evidence is required before invoicing. A website request acknowledgment is not a signed inspection agreement.

Provider licensing and insurance must be checked for the assignment. A portal application, uploaded certificate, course enrollment, or ICC membership alone is not a verified license. Verification describes the records checked at that time; it is not a guarantee of future performance.

Requests, payment and confirmation

The quote form saves a request. New paid service requests require a $20 deposit through Stripe, credited toward the final service bill. This deposit does not confirm an appointment. The office reviews scope and availability and supplies provider details and written terms before collecting the remaining service balance. Utah Estate Insights LLC administers collection through its payment account; an accepted agreement must explain the payment recipient, allocation of charges and each party's role. Payment alone does not confirm an appointment: the assigned inspector must record acceptance of the displayed date and time in their assigned-job dashboard. Acceptance also requires the inspector to separately acknowledge responsibility for their work, insurance and current license and electronically sign using their approved legal name. The exact statements, account attribution, booking details and signing time are retained in a downloadable record. The office coordinates customer notification and access; this step does not automatically send a new confirmation email.

If no inspector confirms, do not assume a visit is scheduled. Contact the office to arrange an alternative or cancellation and address any payment under the accepted cancellation/refund terms. No inspection will be represented as completed because payment was received.

Cancellations, refunds and complaints

Email utahestateinsights@gmail.com with your booking reference for a cancellation, rescheduling request, payment issue or complaint. Do not email card or bank details. The deposit terms and written service terms supplied before their respective payments govern deadlines, charges and refund eligibility, subject to applicable law. No universal nonrefundable policy is imposed by this page. Refunds and rescheduling require office handling; this website does not currently offer automatic refund processing.

The office handles platform, scheduling and payment concerns and routes technical report questions to the responsible inspector. This does not restrict any legal remedy or regulatory complaint.

Who controls the report?

The inspector documents observations, selects references, evaluates limitations, and submits and issues the report under their own name and credentials. Owner review is an administrative release check, not a technical signoff, independent inspection, warranty or certification of code compliance. Only the assigned inspector may submit, correct or issue professional findings. Before issuance, that inspector must affirm that they reviewed the observations, recommendations, photos, templates and references and take professional responsibility for the report. The platform records the issuing account, inspector identity, license, report version and time. An administrator cannot supply this attestation for another inspector. Findings are not changed by an administrator to obtain a particular result. Requests to correct or clarify findings go back to the assigned inspector.

Code-reference tools provide context. They do not determine compliance, replace professional judgment, or establish that an older home violates current new-construction requirements. Inspection scope, access restrictions and limitations appear in the report and agreement.

Agreements and responsibilities

This page explains the platform workflow. It does not replace the inspection agreement, create credentials, guarantee a contractor classification, eliminate responsibility for our own acts or omissions, or waive nonwaivable customer rights. Each party remains responsible for its own duties under the agreement and applicable law. Credential approval and administrative release do not establish that all business licensing obligations have been satisfied.

Information and access

Booking information is used for coordination and payment administration. The assigned inspector and authorized administrators may access the relevant property details, photos and reports for the agreed service and recordkeeping. Keep passwords, alarm codes and unrelated sensitive information out of request notes and photographs. Contact the office about access, corrections, deletion requests or report-delivery questions; recordkeeping obligations may affect deletion. Submitted, issued and billing-linked reports cannot be deleted through the normal report-delete action. Corrections and records requests require office handling; this is not a promise of indefinite retention or an immutable archive.
